Who We Are
Nexus Infrastructure Services was established to develop and operate distributed digital infrastructure installations.
We install modular, pre-fabricated IT units that typically require a total area of between 250m2 – 750m2.
Our approach offers a long-term infrastructure tenancy with low operational impact to the landowners.
We convert under-utilised industrial capacity into long-term digital infrastructure assets serving AI, telecoms, healthcare and enterprise demand.

How it operates
The installation will be monitored remotely, with minimal day‑to‑day activity.
There will be no workforce located on site, with low traffic volumes and limited operational disruption to the landowner.
Development Approach

Land Agreements
We offer a long-term infrastructure tenancy with minimal operational impact to landlord. We enter an initial option period to facilitate technical, grid and planning assessment, before executing the long-term lease.

Grid Connection
A high-level screening exercise is firstly undertaken across the Dublin region to identify areas with likely existing electrical capacity. Following site agreement, a formal grid application is submitted to ESB Networks.

Surveys and Permitting
Nexus will appoint qualified experts to carry out all required planning, environmental, acoustic and technical assessments required for project development and utility integration.

Procurement of Technology
Infrastructure units are modular and prefabricated off-site, reducing on-site construction complexity and minimising disruption during deployment. Nexus intends to work with established specialist infrastructure and technology suppliers.

Installation
The installation process is designed to be low impact and relatively short in duration, with limited traffic and minimal operational disruption to surrounding occupiers. A typical installation lasts 6-12 weeks depending on size and complexity of the site.

Operation
The infrastructure is remotely monitored and maintained periodically by specialist operators. The installation functions as a utility-style infrastructure asset with low day-to-day activity throughout the lease term.
